Premises
Offices, clinics, retail and light industrial across San Ramon and the Tri-Valley.
The asset register nobody inherits
Each unit: what it is, the model and serial numbers, where it sits, roughly what age, the condition of the curb and the roof penetration, whether the economiser travels, filter sizes, electrical condition, gas section, and anything we can establish about its warranty position.
In an office park where facilities managers change every few years, that document is the only institutional memory the building has. We write it so that somebody who has never met us can use it.
Twice a year, dated and recorded
Spring, before the load
- Condenser coils cleaned properly rather than rinsed
- Charge verified by superheat and subcooling
- Belts, bearings and drive alignment
- Economiser dampers opened and proved to travel
- Drains cleared and float switches tested
- Electrical connections torqued, contactors inspected
- Every reading dated and filed against the unit
Autumn, before the cold
- Combustion tested on gas sections, figures recorded
- Heat exchangers inspected
- Flue and combustion air checked as installed
- Defrost proved on heat pumps
- Filters replaced with ones that fit the rack
- Outside air dampers checked for having been shut and forgotten
- Readings compared against spring and the drift noted
Three ways they differ from a house
Terms are usually shorter
Commercial equipment frequently carries a shorter standard term than the same manufacturer’s residential range, and extended coverage is often something purchased at the point of sale rather than something registered afterwards. Worth knowing before a unit is ordered.
The paperwork moves with the building
Tenants change, managers change and the folder disappears. A record kept by unit rather than by contractor is the only version that survives, which is why we write it that way.
Labour is the whole cost
On a rooftop unit a covered part can arrive with a crane, a roof access arrangement and a day of work attached. The parts warranty is real and it is a small share of the bill. Budget accordingly.
What we turn down
Chiller plant, building management systems on proprietary protocols, commercial refrigeration, hood cleaning, and anything that genuinely wants a controls engineer rather than a mechanical contractor.
We also turn down a maintenance contract on a building we have not surveyed, and we will not tell you that a manufacturer will pay a claim. We submit it, we give you everything we have, and the decision is theirs.
